Keep Your Clackamas Roof Clean Through the Pacific Northwest Rainy Season
The shade from Mount Talbert Nature Park settles over the residential blocks on its north and west sides and keeps rooftops damp long after the rain stops. That persistent moisture is all moss, algae, and lichen need to colonize asphalt shingles, and it happens fast on the low-pitch ranch and split-level homes that make up most of the housing stock here. Add in the ground-level humidity rising off the Clackamas River bottomland to the south, and rooftops in this area hold moisture in ways that accelerate biological growth between cleanings.
At 4 Seasons Softwash, we clean Clackamas roofs with a careful, ARMA-aligned soft-wash process designed to treat that growth without putting your shingles at risk. Our crew is familiar with the flat-to-moderate roof pitches common in the area, and we take the time to protect the surrounding property while getting the roof cleaned safely and thoroughly.
If your roof is starting to show signs of moss, algae, or staining, call (971) 434-7355 for a free roof cleaning quote in Clackamas.
Roof Types We Clean in Clackamas
We clean every roof type found across Clackamas’s residential and commercial properties, from the asphalt shingle ranch homes that make up most of the area to flat commercial rooftops.
Our crew uses a soft-bristle brush to clear debris, then applies biodegradable detergent that kills moss, algae, and lichen and prevents regrowth. Moss releases naturally over the following four to six months. This is the roof material on the vast majority of homes here, across ranch-style, split-level, and subdivision builds.
We apply biodegradable detergent to kill biological growth and rinse gently, keeping the tile and clay surface free of high-pressure methods that could crack or dislodge material.
Biodegradable detergent is applied and gently rinsed without brushing. This protects the surface finish while clearing any biological growth.
Flat commercial membrane roofs receive the same low-pressure soft-wash treatment. No high-pressure equipment touches membrane surfaces.
Roof Cleaning for Clackamas Residential
and Commercial Properties
Most of the residential work we do in Clackamas is on standard gable and hip roofs sitting at low-to-moderate pitch. Ranch-style homes, split-levels, subdivision builds, and manufactured homes along the OR-212 corridor all fall into the scope we handle regularly. The flat profiles mean debris mats sit longer and hold moisture instead of shedding, so regular cleaning on a recurring cadence makes a noticeable difference on properties in this area.
We clean commercial rooftops in Clackamas, including properties such as storefronts, apartment complexes, and light commercial buildings near the SE Industrial Way area. Every commercial estimate is conducted in person with the decision-maker walking the site. We coordinate around business hours and set up caution signage where needed.
Why ClackamasHomeowners and Business Owners Choose Us
20+ Years of Combined Experience
With over 20 years of experience in the Pacific Northwest, our crew knows how to handle roofs that need more than a basic rinse-and-go cleaning. From custom homes and older properties to steep rooflines, limited access, and detailed exterior finishes, we plan the job carefully, protect the right areas, and clean with control from start to finish.
SoftWash System Certified, ARMA-Compliant Methodology
We’re SoftWash System certified, and we follow ARMA-approved cleaning guidelines to safely remove moss, algae, and lichen without damaging your shingles or putting your roof warranty at risk.
We Treat Every Home Like Our Own
Before we start, we rinse nearby plants and protect any sensitive landscaping. Once the roof cleaning is complete, we make sure the property is cleaned up and left looking the way it should. We treat your home with the same care and respect we would give our own.
Biodegradable Detergent, Plant and Pet Safety
Every soft-wash job uses 100% biodegradable detergent. We rinse the surrounding plants before we start, cover anything sensitive, and ask about your landscaping and pets up front. Pets are safe as long as they are not sprayed directly, and the detergent will not harm your plants.

How Our Clackamas Roof Cleaning Works
Fast Follow-Up After You Reach Out
When you call or submit the website form, the goal is to respond within 60 seconds. We start by understanding what your roof needs and the basics of your property.
Free Roof Inspection and In-Person Estimate
We schedule an in-person visit so we can see the roof directly. Before we clean, we inspect your AF-50 vents, B vents (roof jacks), ridge caps, and the overall integrity of the roof. If we find loose shingles, flashing issues, or signs of damage, we let you know up front. We follow ARMA, the roof manufacturer’s handbook, on every clean.
Appointment Confirmation and Reminders
Once the estimate is approved, the job is scheduled. Reminders go out one week before and two days before your service, so you know exactly when we are coming.
Introductory Walkthrough on Arrival
On the day of service, our crew introduces itself and walks you through the work planned before anything starts. Any concerns spotted on the roof or around the property are flagged at this point.
Soft-Wash Cleaning
Debris is blown off the roof with leaf blowers, then a soft-bristle brush clears the surface. Metal roofs are rinsed only, with no brushing. Our biodegradable detergent is applied to treat biological growth and prevent regrowth. On the low-to-moderate-pitch rooftops common in Clackamas, debris tends to mat in the valleys from the surrounding canopy and bottomland, so the pre-clean clearing is especially thorough before detergent goes on. After treatment, moss releases naturally over four to six months through wind and rain.
Final Walkthrough and Review Request
Once the work is completed, our crew walks the property with you to make sure you’re happy with the results and that nothing was missed. After the visit, we will send a Google review request so you can share your experience.
