Remove Moss and Algae from Milwaukie Roofs
Milwaukie’s compact neighborhoods sit beneath a mature canopy of Douglas fir, Oregon white oak, and broadleaf trees, which means many roofs stay shaded for most of the day. With moisture from the Willamette River and Johnson Creek valley lingering through the year, moss, algae, and lichen can build up quickly on homes with lower roof pitches, wide overhangs, and debris-prone valleys.
At 4 Seasons Softwash, we understand how heavy and persistent roof growth can be in Milwaukie. We use an ARMA-aligned soft-wash process designed to kill moss and organic buildup at the source without the harsh pressure that can damage shingles. Our goal is to clean your roof safely, protect its lifespan, and provide honest service from start to finish.

Roof Types We Clean in Milwaukie
We clean the roof styles found across Milwaukie, from asphalt shingle homes in established neighborhoods to low-slope commercial roofs along McLoughlin Boulevard, with a process built for Oregon’s moss, algae, and moisture.
Our crew uses a soft-bristle brush to clear debris, then applies biodegradable detergent that kills moss, algae, and lichen and inhibits regrowth. Moss releases naturally over the following four to six months. This is the dominant roofing material across Milwaukie, carried on different properties as either original or replacement roofing.
We apply biodegradable detergent to kill biological growth and rinse gently, keeping the tile and clay surface free of high-pressure methods that could crack or dislodge material.
Biodegradable detergent is applied and gently rinsed without brushing. This protects the surface finish while clearing any biological growth. Present on a small number of re-roofed properties near the downtown core and Island Station corridor.
Flat commercial membrane roofs receive the same low-pressure soft-wash treatment. No high-pressure equipment touches membrane surfaces.
Roof Cleaning Built for Happy Valley Homes and Commercial Properties
We handle the range of Milwaukie residential rooftops: bungalow and Craftsman homes in Ardenwald and Island Station, ranch-style homes, and the mixed housing stock. The low-pitch profiles and wide overhangs on these homes mean bio-growth has fewer natural shedding points, and moss accumulates at eave lines and in valleys faster than on steeper rooftops. For most properties under this canopy, a recurring cleaning cadence keeps the roof ahead of regrowth between visits.
We clean commercial rooftops in Milwaukie, including properties such as storefronts along the Main Street downtown corridor, mixed commercial buildings near City Hall, and commercial rooftops in the Island Station and McLoughlin Boulevard area. Every commercial estimate is conducted in person with the decision-maker walking the site. We coordinate around business hours and set up caution signage where needed.
Why Milwaukie Property Owners Choose Us
20+ Years of Combined Experience
Our crew brings deep field experience working on high-end homes, historic properties, steep-pitch roofs, tight-access areas, and complex roofing layouts throughout the Pacific Northwest. Older housing stock with varying conditions is familiar ground for us.
SoftWash System Certified, ARMA-Compliant Methodology
Your roof is a big investment, so we don’t take shortcuts. We’re SoftWash System certified, and we follow ARMA-approved cleaning guidelines to safely remove moss, algae, and lichen without damaging your shingles or putting your roof warranty at risk.
We Treat Every Home Like Our Own
Before we begin, we rinse nearby plants and protect any sensitive landscaping. Once the roof cleaning is complete, we make sure the property is cleaned up and left looking the way it should. We treat your home with the same care and respect we would give our own.
Biodegradable Detergent, Plant and Pet Safety
Every soft-wash job uses 100% biodegradable detergent. We rinse the surrounding plants before we start, cover anything sensitive, and ask about your landscaping and pets up front. Pets are safe as long as they are not sprayed directly, and the detergent will not harm your plants.

How Our Milwaukie Roof Cleaning Works
Fast Follow-Up After You Reach Out
When you call or submit the website form, the goal is to respond within 60 seconds. We start by understanding what your roof needs and the basics of your property.
Free Roof Inspection and In-Person Estimate
We schedule an in-person visit so we can see the roof directly. Before we clean, we inspect your AF-50 vents, B vents (roof jacks), ridge caps, and the overall integrity of the roof. If we find loose shingles, flashing issues, or signs of damage, we let you know up front. We follow ARMA, the roof manufacturer’s handbook, on every clean.
Appointment Confirmation and Reminders
Once the estimate is approved, the job is scheduled. Reminders go out one week before and two days before your service, so you know exactly when we are coming
Introductory Walkthrough on Arrival
On the day of service, our crew introduces itself and walks you through the work planned before anything starts. Any concerns spotted on the roof or around the property are flagged at this point.
Soft-Wash Cleaning
Debris is blown off the roof with leaf blowers, then a soft-bristle brush clears the surface. Metal roofs are rinsed only, with no brushing. Our biodegradable detergent is applied to treat biological growth and inhibit regrowth. On Milwaukie’s low-pitch bungalow and ranch rooftops, debris packs into eave lines and valleys where the dense canopy and tight lot spacing keep sunlight from ever fully drying the surface between rain cycles. After treatment, moss releases naturally over four to six months through wind and rain.
Final Walkthrough and Review Request
Once the work is finished, our crew walks the property with you to make sure you’re happy with the results and that nothing was missed. After the visit, we will send a Google review request so you can share your experience.
